Are Your Ceilings Clean?

With the high cost and major disruption causedin replacing drop ceilings / acoustical ceilingsany action and maintenance tend to be put off or simply ignored. This not only has implications for the ascetics of your buildings but has a whole bundle of hidden other issues.

Acoustical ceilings are by their design and nature porous. This means they ABSORB! Now unless you have a leak in a roof or in a utility pipe above your drop ceiling then there will be no visible issue. But acoustical ceilings not only absorb water, they are also a haven where bacteria, yeasts and mold can flourish.

For years many countries, including Ireland, have ignored the quality of the interior environment in the workplace. Commercial buildings designed to save energy are by their nature can accelerate this process due to the fact that they re-circulate the same air. This air often contains various pollutants, gases, exhaust, nicotine and other irritants. Synthetic furnishings, desks, carpets and insulation may cause dangerous vapours. Copy machines and laser printers may emit ozone. Cleaning compounds may contain hazardous chemicals. Bacteria, yeasts and mold can flourish and these seek areas to grow.

Normal cleaning may take care of the floor area but due to the porous nature of acoustical tiles they become undisturbed hiding place. Some modern buildings have metal pan ceilings. These are made of non-porous metal making the surface more easily cleaned. However they also have perforations with soft acoustical property material behind them that creates the acoustical benefit of the tile. It is in these perforations where bacteria, yeasts and mold live in these ceilings.

The World Health Organization estimates that one out of every three new and remodelled buildings may contain Polluted air. The issue of unhealthy buildings has even generated a new language to include:

  • Sick Building Syndrome (SBS)

  • Indoor Air Pollution (IAP)

  • Building Related Illnesses (BRI)

  • Nosocomial Infection (infections acquired during hospitalization)
